The Shoppes of Rancho del Mar is an approved PUD designed to be developed as a commercial project, with a maximum of 80,000 square feet of retail shopping center and professional office space on approximately 9.56 acres of land located on U.S. Highway 1, south of Shores Boulevard, north of Watson Road and east of the 424 single family lot Rancho del Mar PUD in St Johns County Florida. It is anticipated that the design, character and architectural style of the development will result in a unified, cohesive and compatible plan of development in that it will:

  • Provide an environment of stable character, which is compatible with the surrounding area and maintains the existing character, while complimenting the commercial and business opportunities in the area.
  • Permit a creative approach to the development of the land and accomplish a more desirable environment than would be possible through the strict application of the minimum requirements of the St. Johns County Land Development Code (“LDC”).
  • Provide for an efficient use of the land, resulting in a more compact network of utilities and drives, lessening the impacts on the surrounding transportation systems and other local facilities without encouraging the expansion of commercial development along adjacent streets, and providing needed commercial and office services to residences in nearby neighborhoods.
  • Achieve a site layout which ensures a consistent, high-quality design standard with vehicular and pedestrian friendly accessibility between the commercial uses/parcels.

Restaurants with or without drive-through facilities
Retail shops, professional offices and personal services similar to the following:

  • Alcohol Sales as an accessory use (within restaurants, drug stores, convenience stores and supermarkets), subject to necessary permitting and compliance with the minimum separation requirements of the Land Development Code (Article 2.03.02)
  • General retail stores
  • General service establishments
  • Restaurants with or without drive through facilities
  • Movie Theaters with three (3) screens or less
  • Vehicle rental
  • Car wash facilities
  • Convenience Stores with or without gas pumps
  • Large scale Building supply centers and do-it-yourself centers
  • Big-box retailers and Supercenters
  • Supermarkets
  • Drug Stores
  • Financial institutions with or without drive-through facilities
  • Pet stores
  • Veterinary offices and Animal hospital
  • Temporary outdoor sales
  • General office uses including medical and professional offices
  • Physical fitness centers
  • Outdoor passive recreational uses
  • General public service and emergency service uses
  • Additionally, signage shall be a permissible use in compliance with County code, unless otherwise noted in this document.
